Scope: Renovation of existing 22,500 square foot area and addition of 28,750 square feet. The building will be used as a 37-room hotel. The work under this Contract consists generally of the construction of an addition on the north side of the existing building and three stories above the existing building, and renovation of the existing third level of the building, as a boutique hotel, with approximately 37 rooms or suites, common spaces, meeting rooms and offices, and roof top function facilities. The existing bank ond office tenant spaces on the first and second floors will be occupied throughout the course of the work. The work includes, without limitation: a. Selective demolition of indicated interior construction and portions of the exterior of the existing building; removal of windows, doors and storefronts in sequence with replacements; temporarily removing and restoring certain items for later reinstallation; and protecting the existing construction indicated to remain incoordination with new construction and renovation operations. b. Excavation and removal of excess or unsuitable material; installation of perimeter soil retention system and temporary bracing of excavations for installation of new foundations; installation of storm water retention and leaching system; new foundations for new structural systems; temporary bracing and shoring; foundation dewatering, and all necessary related work; provision of clean fill materials, and their placement and compaction as indicated, specified, or otherwise required for the completion of the work. c. Construction of new foundations and structural elements supporting the new construction of the proposed structure above the existing building, as well as construction of new electrical vault and distribution rooms in the basement level of the building, and indicated alterations of structure, partitions and finishes within the existing volume of the building. The work also includes the refurbishment of existing first floor storefront and replacement of windows, and other restoration of the existing facade of the building as indicated, and all new construction within the shell of, and all renovations to the existing portions the existing building, as indicated, specified or otherwise required, complete and ready for occupancy by the Owner, as indicated on the Drawings and as specified. d. New construction of the addition at the rear of the existing building and of the building above the existing building, complete and ready for occupancy by the Owner, as indicated on the Drawings and as specified. e. The work shall be performed without interruption of the operations of the commercial tenants of the existing building, except as specifically permitted in the Contract Documents. The work consists generally of the construction and finishing of the boutique hotel as described above and indicated. f. Construction of all new subsurface utilities, pavings, site improvements, landscaping and other site development as indicated.
