Description

Exterior 1. All Rotted or damaged wood on roof to be removed and replaced to be inspected by owner prior to roofing installation and or city inspector 2. All roof replacements must be stripped to the deck 3. Any roof not scoped to be replaced must be inspected and repaired to prolong the life for a minimum of 18 months 4. Any and all masonry should be inspected and tuck pointed unless otherwise described in RFP 5. Any and all siding not replaced should be repaired, caulked, surfaced prepared to owner’s standards, primed and painted for 100% coverage, no bleed through or flashing 6. Secure and Cap any chimney or exhaust not being used. If the flue continues to be used, provide a mesh and rain cap 7. All exterior cantilever buildings or decks must be enclosed with lattice 8. All gutters not scoped to be completely replaced should be repaired to not leak and not have rust, painted and downspouts to be directed as not to impact neighbors property 9. Any flashing to be repaired or installed per code 10. All steps to be repaired, replaced or installed per code 11. All handrails to be replaced repaired or installed new per code 12. Any structural or foundation issues to be repaired per owners satisfaction 13. Any painted surfaces should be prepared, primed and painted for 100% coverage, no bleed through or flashing 14. Property must have all debris removed from yard including, trash, construction debris and overgrown vegetation. A positive grade away from the house must be attained, disturbed soil must be seeded. 15. Exterior doors with deadbolt and security doors all keyed alike, provide 4 identical keys. 16. Provide security door at side and back doors, keyed to match door behind, and other doors. Security door to be key operable form inside and outside.
