Description | The owner has determined a prequalified list of Construction Managers. A timeline for construction has not yet been established. The Medford Housing Authority invites qualified Construction Manager (CM) firms to submit Statements of Qualifications (SOQ) for the firm to provide Public Construction Manager at Risk Services for the Comprehensive Modernization of the Saltonstall Building Conceptual Estimated Construction Cost: $70 Million The Saltonstall Building at 121 Riverside Ave in Medford, MA was built between 1966-1968. The building structure consists of diagonally braced steel frame and piers that are covered with concrete, with a brick exterior facade. The Saltonstall Building is an eleven-story high-rise with 180 one-bedroom and 20 two-bedroom apartments for a total of 200 units serving elderly and disabled residents in Medford, MA. The Saltonstall Building is situated on a 4.25 acres site and has a total living area of 168,812 square feet, with a gross footprint of 14,991 square feet per residential floor. The building's structure is reinforced concrete frame (columns and beams) with concrete piers, diagonally braced at seven (7) locations per floor on the 2mnd through 11 th floors. The exterior is singlewythe brick with light-weight 8-inch concrete block backup and interior 2x3 wood horizontal strappinginfilled with mineral wool insulation-supporting 1/2 " gypsum wallboard. The buildings structural concrete spandrel beams and columns are visible on the facades. Floors are 3-inch topping slabs over steel deck, supported by bar joists spaced 2-ft on center. Floors are approx. 14,984 GSF in area, and the top of the roof, excluding the heights of the head houses. The building is fully sprinklered, in accordance with NFPA 13 and 901.3.1.1., 2015 IBC. Based on its height, number of stories, and sprinkler system, Saltonstall can be classified as Type IB construction. *specified LEED certification goal |
