Construction Manager at Risk Services

A. The Project’s purpose is to increase landfill airspace by vacating the current location of SWACO’s operations and maintenance building. This will be accomplished with the replacement and subsequent demolition of the existing operations and maintenance building by the end of 2nd quarter 2024. SWACO requires the building design to begin no later than first quarter of 2021 to allow bidding and the start of construction by first quarter of 2022, and completion of construction with receipt of certificate of occupancy in the first quarter of 2023. B. SWACO recently completed pre-design programming by assessing its site and buildings and created an initial campus master plan. SWACO recently hired DLZ Architecture to design the renovation and addition of the current Fleet building to create a combined Fleet and Operations maintenance building. SWACO is conducting a search for a vendor, or team of vendors, to provide Construction Manager at Risk (CMAR) services to manage construction of Phase 1, as described in SWACO’s Site Buildings Assessment, without hindering completion of Phase 2 or Phase 3 in the indefinite future.
