Quackenbush Square Site Improvements

The project includes site improvements to Quackenbush Square and Quackenbush Garage, including a new entrance drive to the garage, outdoor amphitheater area, outdoor dining area, and walkways. The project includes 3 add alternates. Reference Landscape Architecture drawings L100 thru L500 for the following summary of work: A. General Requirements, survey and stakeout. B. Site demolition, tree removals and miscellaneous site removals, including unclassified excavation. Deliver salvageable items to owner. C. Tree removals and tree pruning. D. Mill and fill existing parking lot, see drawing L201. E. Furnish and install erosion controls. F. Earthwork and site grading including cut to fill subgrades, compaction and preparation of subgrade elevations. Furnish and install topsoil as required for lawn establishment. G. Furnish and install colored and imprinted concrete pavement, including subbase courses and geotextiles. H. Furnish and install concrete pavement, including subbase courses and geotextiles. I. Furnish and install seat walls and amphitheater area, including concrete foundations, brick seat walls and limestone cap. J. Furnish and install adjustments/reconstruction of utility structures. K. Furnish and install site furnishings. L. Furnish and install north compass rosette. M. Furnish and install Landscape Plantings. Reference Civil Engineering drawings C-000 thru C-301 for the following summary of work: Base Program 1. Removal of existing concrete sidewalk, asphalt pavement, pavers, curbs, bollards and tree. 2. Installation of concrete walks and entrance drive asphalt paving. 3. New site grading 4. Erosion and sediment control 5. Installation of new stormwater piping 6. Installation of new concrete curbs 7. Installation of new curb ramps 8. New crosswalk striping & parking lot striping. Add Alternate #1: Furnish and install all work associated with the removal of red stone mulch and replacement with concrete pavement and concrete banding as shown on drawing G101, including but not limited to: Site preparation and removals in accordance with drawing L100. New pavements in accordance with drawing L200. Grading and drainage in accordance with drawing L300. Tree plantings in accordance with drawing L400. Pavement details in accordance with drawing L500. Add Alternate #2: Furnish and install all work associated with the milling and filling of the existing parking lot as shown on drawing L201, including but not limited to: Mill 2” of existing asphalt pavement. Clean and apply tack coat to milled surface. Furnish and install new 2” asphalt top course. Furnish and install new pavement striping. Add Alternate #3: Furnish and install all work associated with the new Garage Entrance Drive and Parking Lot as shown on drawing G101, including but not limited to: Site preparation and removals in accordance with drawing C-101. New pavements in accordance with drawing C-102 and C-201. Grading and drainage in accordance with drawing C-103. Pavement details in accordance with drawing C-301.
