Description

General contracting services pertaining to the construction of a 104-unit multi-family residential housing development on parcels located at 5220, 5224, 5228, & 5230 College Road, Key West, FL 33040.The proposed project has three residential structures on a 2.66 acre site. The structures are referred to throughout the plans as “Building A”, “Building B”, and “Building C”. Building A will have five units, Building B will have sixty-six units, and Building C will have thirty-three units, for a total of 104 units, of which 1 will be used for residential services. The residential service unit is located in Building A. There are six units in Building B that will be fully compliant with the American with Disabilities Act. The buildings themselves are masonry/concrete construction with a wood truss roof structure and metal roofing. Building A is 1 habitable floor elevated above flood elevation. Buildings B and C will each have their own elevator to reach the 3 habitable stories over parking. All buildings will receive the same stucco finish, railing design, door types, and window types. See in construction documents and project manual for all plans details of the design. The site is comprised of the 3 buildings spaced around the site to allow the maximum circulation. There are 125 parking spaces provided between the parking under the buildings and the open air parking around the new road. All parking under the buildings will be on a concrete slab while the parking on the road will be asphalt. There is a fenced garbage compactor area to the Northeast. The site requires utility work to be coordinated with the public service entities as there will be a new water main extension and a new electrical line extension. The line extension work will be completed by Keys Energy the public service entity but will require the contractor’s coordination. The water main extension will be the contractor’s responsibility to install with the supervision and coordination of the Florida Keys Aqueduct Authority. In addition to the hardscape and utility requirements of the project, there is an extensive landscape and irrigation design. There are existing trees that will need to be protected during construction and some that will need to be transplanted. Lastly, access through the site needs to be coordinated and maintained with the Florida Keys Aqueduct Authority at all times as their property entrance is on the back end of the site.
