Description

ROOF -GENERAL REQUIREMENTS: Unless otherwise specified, all material shall match existing as closely as possible for material, style, color and method of installation. Seal all edges. Flash & caulk all adjoining surfaces & make weather tight. Replace all flashing, roofing accessories & nails using rust-resistant material. Install all roofs in one continuous operation. Protect the house contents at all times from exposure to the elements. Replace all damaged wood. Sweep area for debris and remove daily. - Replace broken soffit vent screens. - Replace rotted gable siding over low roof line (to include proper kick out flashing), paint to match as closely as possible to existing. - Improve attic ventilation. ELECTRIC--GENERAL REQUIREMENTS: All materials shall be UL approved and/or National Electrical Code rated. All drilling, cutting and fastening shall be neat and true, and shall not critically damage framing members. All patching shall match the surrounding surface. - Replace Federal Pacific main/distribution panel. - Correct non grounded, 3 prong outlets Option 1 – install 2 prong outlets @ general locations, new, 3 wire circuits for kitchen and bathrooms including GFCI protection. - Correct non-professional wiring @ water heater and Dryer. PLUMBING--GENERAL REQUIREMENTS: Unless otherwise specified, all materials shall be copper or CPVC, or Pex. All items shall operate without leakage, noise, vibration or hammering. All penetration of building components shall be neat, sleeved, & fire stopped. No solder containing lead shall be used in any pipe or fixture. Damage to structural members from drilling or notching shall be repaired to the acceptance of the owner and the City. - Install TPR valve discharge piping @ water heater - Correct drain piping @ kitchen sink (improper slope) HVAC – GENERAL REQUIREMENTS: Equipment shall operate safely without leakage, noise, or vibration. All penetration of building components shall be neat, sleeved and fire stopped and shall not compromise structural integrity. Submit manufacturer cut sheet and cooling load calculations for proposed equipment to Housing Program Manager at least 15 days prior to installation. - Replace existing equipment and ducts with a new, minimum 14 SEER central A/C and Heating System w/control & power wiring, disconnect, appropriate thermostat, insulated coolant lines, new air handler platform, plenums, exterior pad & necessary equipment and connections. Sizing analysis to be performed as conditioned space appears larger than county records. WINDOWS – GENERAL REQUIREMENTS: All windows must meet Florida Building Code requirements. Windows shall be properly sized to fit existing opening. Windows shall be thoroughly caulked and made weather tight at time of installation. Windows shall meet the egress as specified in the City of Cocoa Building Code. Wall damaged due to window replacement shall be repaired, inside and out of home with matching paint. Existing windows shall be hauled to the legal dump. - Replace 5 windows with new impact rated windows (4) in rear living room, (1) in kitchen DOORS – GENERAL REQUIREMENTS: New doors shall include new jambs, hinges, striker, plates, locksets, deadbolts (exterior) and door bumpers. New exterior doors shall also include aluminum thresholds and weather-stripped doorstops. - Install new pre hung, non-glazed impact rated doors @ front and rear entries. SMOKE DETECTORS – GENERAL REQUIREMENTS: Install smoke detectors hardwired as per Florida Building Code (carbon monoxide alarm when applicable). - install new, hard wired smoke detectors to current safety standards. - Remove asbestos panels from furnace closet and install new, finished and painted drywall to include new painted base board.
