Description

The Community intends to award one contract to the best qualified firm after proposal evaluations have been completed. The Desert Willow Subdivision Infrastructure consists of the following components: - The project includes the development of a proposed single-family subdivision. The proposed Housing Project is 38.61-acres of vacant site located north of the new Ak-Chin Parkway, and on the east side of new Smith Road. The Ak-Chin Recreation Center, Library, and Antone Park are directly north of this site making this site optimal for this land use. The outer roads were completed in 2019 with anticipation of Housing coming into the area. - The site program includes development of 60 dwelling units. Site planning has been done to compliment the proposed single family lots make strong connections between the proposed neighborhood open space, transit stop and the existing Ak-Chin Recreation Center, Library, and Antone Park. - Roadway: The project will be accessed by two entries, one off Ak-Chin Parkway and the other off Smith Road. A local looped road consisting of two lanes 30` overall width (1 in- bound, 1 out-bound) will serve the development. The entry drives and local road will be asphalt paving with concrete ribbon curb and an attached 5` concrete sidewalk on both sides. - Utilities: 8" Water mains will be provided within the streets providing both fire service and domestic potable water. Fire hydrants will be located throughout the project to provide adequate fire coverage. Each unit will have an individual meter. 8" gravity sewers will be located in the street and each unit will be served. Dry utilities will be located within easements in the street and on-lot providing electricity, gas and telecom to each unit. - Stormwater: The site is protected by drainage infrastructure that was constructed with the Ak Chin Parkway Project. No offsite stormwater impacts the site. On-site stormwater runoff will drain to the street. From there, this runoff will be routed to retention basins that are located in the open space tracts throughout the community. The stormwater will be conveyed by the street cross-section (curb and gutter). At the retention basins, the runoff will enter a catch basin inlet and will be piped into the retention basin. The retention basins are sized to hold the 100-year 2-hour design storm and will also serve as stilling basins to improve water quality of the water leaving the site. The streets will be sized to carry the 10-year design storm within the curb and gutter section, and the 100-year design storm within the street right-of-way.
