Description

Historic Renovation: This project entails the following items of work at the Pemberton Headquarters site: restore two-story front porch by disassembly and rebuilding of the two-story front porch and reroof the house as shown in the drawings and specifications. Summary of the Porch Restoration: a. Document, disassemble, mark, catalog and store existing ceilings of the first and second floor of the existing two-story porch located on the front (north) of the structure. b. Shore existing porch roof, porch roof framing, second floor ceiling, second floor porch floor, and second floor porch framing down to grade. c. Lift all horizontal porch framing members back to original positions as can be determined from undamaged elements. d. Document, disassemble, mark catalog and store existing porch millwork, balustrades, column boxing, columns and other historic wood elements. e. Disassemble, mark, catalog, and store existing second floor porch framing members and remaining second floor porch decking, up to the underside of the second floor ceiling framing. The porch roof and porch roof framing shall remain in place. f. Disassemble, mark, catalog and store existing soffit boxing around second floor ceiling framing g. Document geometry and positions of masonry piers. Disassemble masonry piers down to the concrete slab level and salvage brick for reinstallation. Remove the concrete slab. Disassemble piers and masonry foundation wall between the piers down to the bottom of the foundations. Salvage brick for reinstallation. h. Excavate for and pour new foundations. i. Reconstruct new foundation, piers, masonry, screen wall to the underside of the original first floorslab. Reconstruct pier up to the original height. Pour new concrete porch slab, tying into the piers. Install new tie rods and anchorages, tying slab to the original building. j. Reconstructsecond floor porch framing, reusing existing members or replacing with new as described in the project documents. Shore porch in place during reconstruction. Install porch decking. k. Repair or reconstruct (as necessary) second floor porch ceiling framing and roof framing as shown in the project documents. l. Repair or replace in-kind as necessary, and reinstall columns from masonry piers up to the second-floor porch framing and from the second-floor porch deck up to the ceiling and the roof framing. m. Obtain representative samples of the cornice and architrave moldings to be used to develop templates for knives to mill replacement moldings. n. Repair using epoxy or dutchman or replace, in-kind as necessary and reinstall millwork. Allowances for millwork have been established for pricing purposes. o. Stucco exposed faces of masonry piers and masonry foundation wall between piers to match existing. Summary of reroofing a. Tear off existing temporary roof-covering and remove existing Oriented Strand Board. b. Repair or replace as necessary, main roof framing as shown in the project documents. c. Repair or replace, in-kind, damaged roof deck boards. d. Rework framing on two low-sloped roof areas on the east and west ends of the front porch as shown in the project documents for positive drainage. e. Install new roof access hatch and tie off points. f. Install new natural slate roof. g. Install of new zinc-tin coated copper flat-seam metal roof where specified. h. Either: Repair/repaint existing tern metal roof (Base Bid). i. Or: Replace existing tern metal roof with new zinc-tin coated copper flat-seam metal roof (Option A). j. Repair gutters (internal and half-round) and downspouts. k. Install new half-round gutter in specified locations. l. Repair cornice millwork at the roof. See Allowances. 2. The project consists of the disassembly/rebuilding of the two-story front porch and reroofing of Pemberton’s Headquarters.
