Construction has begun on Battleground FourStore Storage at 2204 Battleground Ave. at the intersection of Markland Drive, just southwest of the Lawndale Crossing Shopping Center anchored by Target (NYSE: TGT), Harris Teeter (NYSE: KR) and PetSmart stores. The 90,750-square-foot structural steel building will be constructed on 1.25 acres. The completion date is scheduled for March 2024. The owner is an LLC controlled by the father-son team of Richard and Jamie Bennett, a former pro cyclist who once owned a cycling team. The Bennetts are based in Winston-Salem. The Bennetts have operated storage facilities under different names in Florida, Virginia, the Carolinas, and Canada. In 2017, the Bennetts planned to buy the former Royal Inn at 200 Broad St. in Winston-Salem to convert into storage units, but the property was eventually purchased by Piedmont International University. Fourth Elm Construction of Kernersville, the general contractor, has other storage facilities under construction in the Triad, including one for Buddy Lyons and LeoTerra Development just north of the Greensboro Urban Loop on the east side of Battleground. The Battleground-Lawndale corridor is heavily trafficked and close to several affluent neighborhoods. According to the Providence Group, 84,661 people live with a three-mile radius around Lawndale Crossing, and the average household income in that three-mile radius is $90,835 with affluent neighborhoods such as Irving Park, Kirkwood and New Irving Park nearby. _________________________________________________________ As of October 5, 2022 a general contractor has not been selected.
