Description | As of November 11, 2022, construction has not started. Given the nature of the economy, continued escalating materials escalation, materials availability etc., the developer paused and took another hard look and what they had as a project. They developed a new concept that added 45 units to the prior approval giving them now a total of 22 units. They eliminated the Shoring in the 2 levels below grade garage by pulling in the basement walls far enough to allow them to lay back the garage areas and eliminate the shoring. They now have 1 ½ levels of below grade garage. They added another level of above grade parking as it was needed due to the fact they eliminated the perimeter parking in the basements, they were also able to add additional units to the added parking level above grade to give them the current count of 225. They are in the process of putting together the modification re submittal package to the City which will happen on 11 /21/2022. They anticipate the review, reporting approval process with the City Planning and DRC departments to take them until the end of Feb 23, 2023. After that they will proceed with the design development and submittals to the City which they anticipate taking 90 days +-. They are hoping to have a set of CD permit drawings ready to upload around mid-late May 2023. As of August 24, 2022, there will be a meeting with the developers consultants regarding completion of their design updates reflecting the additional units per the Planning AND DRC approvals late June. The scope is 180 unit Residential Multi Family apartment Project in S San Gabriel CA 3-4 stories of wood frame apartments Type V 1 hr fully sprinklered over 2 levels Subterranean Garage Type I Shoring & Excavation to commence 1st part of 3rd Qtr 2022. Located along one of the major thoroughfares of the city, it consists of 180 residential units in the both stacked flats and townhouse formats. There are also 16,500 square feet of commercial lease space and associated parking facilities for both uses. The project is generally four stories tall, with limited areas of two and five stories. It is designed in the Spanish Colonial architecture style. Project locations: 201-217 South San Gabriel Boulevard. |
