Description | The Virginia War Memorial Carillon is a 90-year old historic building that is listed on the National and State Historic Registry and is located at 1300 Blanton Avenue on approximately 3 acres of state-owned property within the City of Richmond’s Byrd Park. The structure is brick and limestone load-bearing solid masonry, 240 feet in height, of approximately 11,000 SF, with approximately 7,900 SF of elevated exterior plaza, and including approximately 12,000 SF of at grade brick plaza. The selected General Contractor will be required to coordinate multiple projects into a single project due to overlapping assemblies of the historic building and required sequencing of work. Carillon Stone and Building Repairs and Renovations – The project is generally described as, but not limited to, building repairs, rehabilitation of existing systems and finishes, limited systems and finishes replacements, including replacement of HVAC systems, and replacement of restroom fixtures and finishes. Work includes exterior and interior stone and masonry repairs, repair of limited areas of concrete structure, cleaning of limited areas of brick masonry, cleaning of historic decorative interior limestone walls and floors, cleaning of historic ornamental plaster, refurbishment of historic lighting fixtures, limited repairs and complete recoating of the interior cast iron spiral stairs, and other repairs and refurbishment as shown on the drawings. Upgrades to the existing fire suppression systems include addition of a backflow preventer to the wetsystem and replacement of an existing Halon fire-extinguishing system components with clean-agent fire extinguishing components. Electrical work includes work associated with other replacement and repairs, and upgrades to be made to the existing lightning protection system. Salvaging for reinstallation of the limestone balustrade and granite steps of the 2nd floor plaza level is to be coordinated and sequenced with the Roof Repairs and Replacement project. Carillon Tower Roof Repairs and Replacement – Work includes, but is not limited to, removal of previous roofing materials at various roofing levels, with patching, repairs and preparation of concrete deck substrates for new roofing materials. Work includes an approximately 7,900 square foot second floor plaza level deck requiring preparation of the existing concrete deck, patching and new mortar at depth to build slope, in preparation of a new liquid-applied roofing waterproofing and attached paver system. Work includes removal of layers of existing roofing at multiple levels within the belfry and upper tower level, and concrete deck patching and repair in preparation for new roofing. Replacement of the original metal dome roofing, to visually replicate the existing roofing, including salvaging for reinstallation of the original aluminum dome finial is included in the work. Coordination and sequencing of work with other portions of the Stone and Building Repairs and Renovations, and the Bells Structural Steel Repairs project will be required. Grade Level Plaza Repairs – Work includes, but is not limited to, removal of specified areas of the existing brick at the grade level plaza. Patching and repairs to concrete bases will be required. Work includes installation of new brick to match the existing historic brick in color, form and pattern, using Owner’s procured brick materials held in stock. Carillon Bells Structural Steel Repairs – Work included, but is not limited to, renovation of the existing structural steel associated with the frame from which the Carillon bells are hung, and adjacent steel walkways, ladders and cast iron stairs at the Carillon tower belfry level and above. Renovations include replacement of frame members, with specific members to be preassembled, welded and galvanized off-site then installed to original locations. Many of these frame member replacements will require building temporary engineered supports of specific carillon bells until the replacement frame members can be replaced and the bells reattached. Work also includes In-place repairs of rusted steel framing and recoating with high-performance coatings. The work will include coordination with the Owner’s separate contractor, including work related to replacement of bells and associated parts, and replacement of the upper bells frame to be installed under the direction of the separate contractor, including fabrication and installation of framing and parts from Owner’s separate contractor’s drawings. Coordination and sequencing of the Bells Structural Steel Repairs will require coordination and sequencing of work with the Roof Repairs and Replacement project scope. |
