Description | 1 Concrete Sidewalk Replacement: Remove and replace the front yard walkways, located to the East of the East face of the facade, including the walkway to the rear yard. The walkways are sunken and tipped, and pose a tripping hazard 2 Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. Replace any underlying rotten or damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Install 'W' flashing at all valleys. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. Note: Install flashing, sealant, and ice and water shield as necessary to seal the connection between the roofs of the main house, and the sunporch addition. 3 Soffit and Fascia Wrap: Repair or replace all damaged fascia and soffit boards. Wrap the fascia in pre-finished aluminum wrap. Install soffit panels with venting openings, as required by code - cut out the existing soffit plywood at all vent locations. Colors per owner. 4 Gutters and Downspouts: Replace all gutters and downspouts. Where discharge to grade is problematic, connect downspouts to existing storm inlets with sealed boots. For other downspouts, direct discharge to grade with bends and extensions 4' away from the foundation, and provide splash blocks. Install permanent caps at abandoned storm inlets. 5 Chimney Repairs: Reflash the chimney with metal flashing color matched to the roof. 6 Window and Door Trim Painting: Repair or replace all damaged trim boards. Apply paintable caulking at all gaps and cracks. Scrape, prime paint, and finish paint all door and window trim, and wood window sashes. Colors per owner. 7 Alarms: Install a combination smoke/CO alarm in the first floor. The alarm shall be a sealed battery, 10 year lithium ion unit. 8 Drain Repairs: A.) Replace the bathtub drain assembly with a pop-up drain. B.) Repair/replace the leaky drain piping for the kitchen and bathroom sinks. 9 Electrical Repair: Correct the exposed wiring for the kitchen sink disposal unit, to a code compliant state. 10 Shower - Window Trim: Install vinyl trim jamb-extensions, and casing around the window above the bathtub. Apply color matched silicone caulking at all joints and seams. Create a waterproof assembly to prevent water from leaking into the wall, and behind the tile. |
