Description

The scope of services and responsibilities for the selected owner’s representative are as follows: • Act as the agent for KIPP DC in overseeing the entire project • Work closely with KIPP DC to ensure project work and procurement are performed in manner consistent with regulations • Participate with KIPP DC in selection process for the Architect, General Contractor and all other project consultants and vendors • Participate in the due diligence process relating to design, construction and financing • Devise and manage comprehensive total development budget and schedule on behalf of KIPP DC • Advise KIPP DC on the best delivery method to meet the project goals and the corresponding procurement strategy • Work with the selected Architect and General Contractor in understanding in detail the design, the work to be accomplished, the parameters of the project, the overall work schedule, the timing of each stage, the work to be performed by each subcontractors, the costs involved for each element, etc. • Ensure community involvement and participation by Section 3, Minority and Women Business Enterprises, and community residents in the project • Provide continuous monitoring and oversight of all phases or renovation/construction, ensuring quality of work and compliance with all regulations, requirements and codes • Ensure that all necessary certifications have been secured • Ensure that the project remains on schedule and on budget • Provide KIPP DC with weekly reports on the status of the project • Assist KIPP DC in its reporting/disbursement requests to financing sources • Make presentations to community groups and others as needed
