PN-RFP 2022-02 Project Overview: Charles City County, Virginia (Owner) is seeking the services of a contractor to perform site improvements. In general, work shall include, but is not limited to; clearing and grading of a wooded 2.35-acre site, cut-in and stone preparation of new access drives, provide sub-grade utility infrastructure; construct required stormwater management improvements and VDOT entrance/exit access points, along all other specified associated site work. The Contractor shall furnish all materials, labor, tools, equipment, etc., to complete the project in accordance with the drawings and specifications. The site is expected to be leased to the Economic Development Authority of Charles City County, Virginia (the "EDA") in connection with development of the site as retail/public space. Location: The project site is owned by the Charles City County and is located at 1601 John Tyler Memorial Highway, Charles City, Virginia 23030. E&S controls: 600LF of standard VESCH silt fence around the forested perimeter of the jobsite. Construction entrance (VDOT #3 stone installed on top of existing gravel lot). Temp Construction traffic signage for Bike path only. Stripping topsoil from approximately 1 acre of land. Undercut and replacement of 100 CY of unsuitable material. Grading and fill to create a level building pad for the turf area Construct 1 - 50' x 100' turf area 4" thick concrete building pad with anchors for each container 2 - 20' x 45' proposed pads for the retail containers. 3 - 15' x 25' pads for proposed stage, bar, and kitchen containers. Fine grading for container pad, ADA parking spot and sidewalk. Installation of 4" of crusher run stone gravel parking lot in the dimensions of 150'x50' installed over top ofthe existing stone turn around. Seeding for 2,000 SY of topsoiled area
