Description | Per the owner, as of March 6, 2023, an award has been made for this solicitation but the Owner did not disclose award information. The owner states that construction is anticipated to begin in 2024. Closed solicitation has been included below for reference. ............... The project requiring architectural services is a proposed approximately 150-unit affordable rental housing development for seniors. Located on approximately 5.94 acres of vacant land at 4215 Letzring Lane, Bakersfield, California, this proposed development will feature approximately 54 studio rental units and approximately 95 one bedroom units, with units designated for households earning 60% of AMI or less under the low income housing tax credit program. The site will include on-site parking for residents (eligible for parking reduction) as well as a 3-bedroom manager's unit of approximately 1,000 square feet. The site will include a clubhouse with community room with accompanying rest rooms, laundry room with space appropriate for front-loading washers and dryers based on the number of units, a services office and rental office. The total combined square footage of these amenities should not exceed 3,500 square feet. All units should be accessible. The site will be gated. Particular attention will need to be paid to the ability to reduce overall construction costs, and increase efficiencies through the design process. One story buildings are strongly preferred. We will be submitting a CUP application and will need a preliminary site plan, floor plans, renderings, and any other documents required for a City of Bakersfield CUP application within 60 days of architect selection date. The initial funding application is expected in early 2023 with construction expected to begin in late 2023. Direct Questions To: Mike Ruiz at (661) 631-8500, ext. 2406 or mruiz@kernha.org. The method of contractor selection has not been determined at this time. |
