Description | **As of August 16, 2022, this project has not yet been awarded. A timeline for award has not yet been established.** The Corals Apartments is a city-owned, 2-story residential apartment building consisting of 4 two-bedroom units and one one-bedroom. The Coral Apartments provides affordable housing for HUD income-certified tenants. Federal housing quality standards apply, as shown in Appendix "C." Except for units 101 & 102, the Corals Apartments is currently occupied by tenants and will remain occupied throughout the construction process. Through this ITQ, the City of Miami Beach ("City") wishes to establish a contract for the exterior and interior rehabilitation of units 101 & 102 of the Corals Apartments located at 795 81st Street, Miami Beach, FL 33141; plans are included in Appendix "B." The Contractor shall be responsible for all field measurements and Site conditions that may affect the equipment, materials, and the execution of the work required. The quote must be in the form of a "Lump Sum" detailed quotation, including all labor, materials, equipment, and other costs (including but not limited to Building Department permit fees, scaffolding, parking space rental, and debris removal disposal). A performance and delivery schedule must be provided. Federal funds will be used for this Contract; compliance with Davis Bacon, Section 3, and all applicable federal requirements are mandatory. PREPARATION: o Remove existing windows and exterior doors; o Remove existing shutters; o Shutters are to be saved for use at a different property; o Windows and doors must be removed from the property and disposed of properly; o Demolition of bathrooms as indicated; o The entire property must remain clean and free of dirt and debris; o All construction debris must be removed each day and disposed of properly; and o The building must remain accessible to the tenants at all times. INSTALLATION: o Replacement of all windows and exterior doors; o Install fence and gates around dumpster; o Repair and seal all holes, cracks, gaps, penetrations, etc., on exterior walls, especially around electrical fixtures; o Paint exterior; o Rehabilitation of the interior of apartments 101 & 102 as indicated; and o Contractor standard labor warranty of two (2) years.
