Description

The work consists of the following: 1. Replace all windows with high quality replacement windows, double hung with half screens, to be wood with wood sash replacement windows. 2. Replace all trim and siding with Hardie board siding, siding color to be white and trim color to match existing. If trim does not come in color to match existing trim work must be painted accordingly. Replace all siding boards and trim work including siding and trim on dormers. 3. Replace drip edge at base of siding around the building with white PVC trim board. Replace all drip edge around the building. 4. Repair any decorative trim work or spindles that need repaired or replaced, paint two (2) coats of good quality paint after base coat of primer. 5. Paint trim work that needs painting to include trim work, shutters, decorative fencing between dormers, spindles on dormers, windows, doors, porch columns and metal fencing around the yard. Prime if needed and paint two (2) coats of quality outdoor paint. 6. Window replacement to also include basement windows. Replace windows, trim and prime and paint two (2) coats quality exterior. Paint windows and trim, trim to be wood. 7. Repair leaks in hidden gutter if there are any. Make repairs to all gutter and downspouts, replace facial trim if necessary and paint. All new wood materials shall have one (1) coat of primer and two (2) coats of high-quality exterior paint. Paint all metal down spouts, repair, and paint screen fence around heating and cooling units. 8. Paint metal handrail at side entrance. 9. All new wood surfaces shall receive one (1) coat of quality primer and two (2) coats of quality exterior paint. 10. Contractor shall use approved fasteners for Hardie board siding and trim work. 11. Contractor shall be responsible for all scaffolding, lifts, tools, and machinery used to perform the work. 12. Quotes for project shall include all labor and material for a complete finished job.
