Description | A conventional masonry load bearing structure erected upon a shallow foundation system and concrete slab on grade of approximately 3,552 square feet. The building consists of three stories with elevated floor slabs. Exterior walls are brick veneer with concrete masonry unit backup. Roofing is a machine seamed, standing seam metal system and a sloped, shingle system. Interior work consists of typical masonry partition walls, cold formed metal framing wall partitions with gypsum wallboard and interior finishes typical of commercial building types. A passenger elevator provides access to the upper floors. Plumbing distribution supports typical commercial toilet facilities. Mechanical distribution delivers conditioned air via heat pump equipment and is regulated by thermostat. Electrical service consists of a 350 amp EL Distribution Panel with 208/120 Volt, Three Phase, Four Wire distribution. Sitework includes building pad placement. Within the Base Bid, the General Contractor performs alterations of approximately 400 square feet. Interior work consists of typical masonry partition walls, wood stud wall partitions with plaster and interior finishes typical of historic commercial building types. Plumbing alterations remove typical toilets. Mechanical distribution remains in its current locations and capacity. Remove heat pump condensing units, reset in temporary locations before reinstalling condensing units in permanent locations. Electrical service remains in its current locations and capacity. Remove and replace the FACP in the basement. Sitework includes removal of monuments, flagpoles, landscaping and appurtenant distribution. |
