Description

The work to be performed in connection with this project includes, but is not limited to the following: 1. Renovate the existing sales floor and public restroom, to include the addition of a Hunts Brothers Quick Service Restaurant (QSR) and expansion of the existing sales floor to incorporate a larger Snack Avenue area. 2. Renovate and expand the existing Subway QSR space to provide a complete selfcontained vanilla shell space for a new NBFF operation, including required back of house (BOH)/prep space, serving areas, and space for queuing and minimal seating. Survey site to evaluate potential to expand the building to accommodate approximately 650-750 SF for the NBFF space, and determine the resulting impact to existing parking and site circulation. 3. To provide a complete renovation, the project will include demolition of an existing barbershop operation and the scope of work as outlined below: a) Renovate the existing Sales Floor and restrooms with new finishes (flooring, walls, etc…) and current branding elements as defined by the Exchange Store Planning group. b) Demolition - Selective demo as required removing the existing barbershop, Subway QSR, and all related construction, as well as any other existing building construction not required to provide a complete renovation. c) Floor - Examine condition of existing tile floor for potential to remain. Clean and repair as required if existing to remain. If replacing floor, demo existing finishes; level and clean to receive new finishes. d) Walls - Demo existing and construct new as required. Tape, bed, float, and prime gypsum board walls to receive new finishes. e) Ceilings - Remove and replace existing ceiling. f) Lighting - Provide new LED fixtures. g) Mechanical - Modifications to HVAC systems as needed per space requirements and the addition of Hunts Brothers QSR, additional Snack Avenue equipment, and any additional equipment for a new NBFF concept. h) Plumbing - Modifications as needed per space requirements and the addition of Hunt Brothers QSR, additional Snack Avenue equipment, and any additional Subway QSR equipment. Plumbing stubbed to receive new Exchange and NBFF provided fixtures and equipment. i) Electrical - New electrical. Validate code compliance of existing panels to remain and confirm electrical capacity available for new Hunts Brothers QSR, additional Snack Avenue equipment, and additional equipment for a new NBFF concept, including the existing transformer. j) Fire Protection - Modifications as needed per space requirements and the addition of Hunts Bros QSR, expanded sales floor, and addition of self-contained NBFF space. k) Furnishings/Finishes/Equipment/Signage - Coordinate location of FF&E and signage supplied by others and note on plans.
