Description

Scope of Services Please provide all labor, materials, transportation in order to replace two roofs and all damage sidings at the Community Education building on the campus of Saddleback College. This is a Prevailing wage project and work is to be performed during the normal work hours. Recommended Scope Of Work: - Temporarily remove sections of roof-top (air condition) ducting for access to the entire roof area and store for reinstallation. On completion reinstall ducting, re-seal all joints, and test for leaks when reinstalled.(All HVAC work must be performed by license HVAC Technician) - Remove and dispose all roofing (Built-up (BUR) asphalt/cap sheet and Gravel) in its entirety. - Replace badly deteriorated rafters, purlins, and plywood sheathing on building interior/exterior - Install new 4lb. lead drain targets, base sheet and two plies of new APP modified roofing. Please match existing roofing. - Flood test and inspect both roofs and overflow drain lines. Repair/ replace as necessary and extend overflow up to two inches (2”) above roof line. - Remove and replace all deteriorating siding on the building (match existing paint color). - Seal all voids in vertical building wood siding and seal all new coping cap details. - Properly install new synthetic underlayment to all areas receiving new siding. - Provide and install new 1” x 8” pre prime shiplap boards and 1”x 4” corner siding on damage siding and corners. - Remove rake tiles as necessary and carefully store for re-installation. Reinstall when siding is completed - Remove building roof sign and save for reinstallation on the nonpenetrating concrete pavers with roof protection pads. - The building’s roof signage must be re installed in the exact location and direction. - Please remove the building signs before prep and paint. - Please take photos of the all the areas being worked on before work begins. Please submit to the Project Manager for review. - No areas are to be left open when the daily work is completed. Please enclosed any open areas and surrounding the building. (leaving entrances and exits accessible) - On completion, all roof penetrations including the remounting of the Wi-Fi and cameras, and building roof sign must be sealed and water tight. - On completion, please prep, prime and paint the entire exterior of the building, match existing color. Please provide color drawdowns for approval. - Any changes to work times will have to be approved. - All roofing work to be done by a license roofing contractor. - Warranty for all work is two (2) years. - Exclusions are any disconnecting and reinstallation of cameras and Wi-Fi antennas and electrical and HVAC shutdown.
