Plans call for the construction of 16 buildings over 850 acres. A proposed 3.5-mile walking trail network will make recreational use of the land surrounding the project. The Comprehensive Plan Amendment received approval from the Board of County Supervisors in November 2022. However, a lawsuit has been filed seeking a permanent injunction preventing the Board from taking any further action to implement the comprehensive plan amendment (CPA), including approving any of the pending rezoning applications for approval to construct data centers in the CPA Study Area or purchasing any of the areas designated as parkland in the CPA. The comprehensive plan amendment is only the first step for the digital gateway. If approved, the county would next decide on a pair of initial rezoning applications refiled earlier this year by QTS and Compass totaling about 1,600 acres and 18 million square feet of data centers. Only with those approved would the land deals close. QTS is hoping to appear before the Prince William County Board of Supervisors prior to their August 2023 recess but this meeting has not been scheduled to date.
