Description | Replace or renew select systems and components, including mechanical, electrical, plumbing, life safety, technology (low voltage) and conveyances (elevator), for a renovation project known as Glenridge Middle School Multi-System Capital Renewal, located at 2900 Upper Park Road, Orlando, FL 32814, with an estimated construction budget of $4,176,000. Glenridge Middle School has six (6) permanent buildings, five (5) single story: Administration, Media Center, Music, Gymnasium, and Cafeteria/Central Energy Plant; and one (1) two-story Classroom building. The School Board of Orange County, Florida is interested in entering into a contract with a single qualified firm to perform Construction Management (CM) at risk services, as outlined in the contract to be entered into, the form of said contract being attached hereto. The CM is responsible for the successful, timely, and economical completion of the construction projects. The Contract(s) shall be subject to the limitations and restrictions of Florida Statutes. Major elements of the project include: 1. Replace outside air (OA) air handling units (AHUs). Since exhaust fans and outside air dampers are also being replaced, use bi-polar ionization units to reduce amount of outside air 2. Evaluate feasibility of replacing indoor air units versus refurbishing. If refurbishing is more feasible, refurbishing existing units, including adding Bi-polar deionization. 3. Replace OA dampers and actuators 4. Replace exhaust fans 5. Upgrade existing Building Automation System (BAS) controls to manufacturer’s current technology 6. Refurbish cooling towers, including clean and balance fan blades, clean basin, replace gaskets, fan motors, float valves, variable frequency drives (VFDs), disconnects, chemical feed system, and select replacement of piping, valves, and insulation 7. Piping, insulation and select equipment replacement in the Central Energy Plant 8. Replace mini-split, direct exchange (Dx) air conditioning units in Main Distribution Frame (MDF) and Intermediate Distribution Frame (IDF) rooms and connect to BAS controls 9. Replace all VFDs, chilled water pumps, condenser water pumps, AHU water control valves, thermometers, controls and associated accessories. 10. Replace and upgrade elevator equipment and controls, including adding a mini-split air conditioning unit and replacing sump pump in the elevator pit 11. Replace VAVs and STUs with new VAVs, including electrical power revisions as needed 12. Replace duct heaters (configure to reheat) 13. Replace lighting, with either new LED fixtures or retrofitting existing fixtures to LED 14. Replace existing Fire Alarm System, including panels, field equipment and wiring 15. Replace existing Intercom System (retain existing speakers where functional) 16. Provide infrastructure for 32 existing and approximately 118 new digital cameras and replace existing cameras (new camera will be provided/installed by OCPS) 17. Provide infrastructure for 10 existing and approximately 6 new card readers (new card readers will be provided/installed by OCPS) 18. Replace existing Sonitrol access control system. The general services outlined below will be performed: 1) Pre-Construction Phase Services shall include but are not limited to: attending any and all design and preconstruction conferences, assisting and cooperating with the Design Professional with respect to the design of the Project, reviewing and commenting on design documents, constructability review, advertising & conducting pre-bid conference, providing cost estimates & GMP development, preparing construction schedule and incorporating design schedule into a single project schedule, refining general requirements and general conditions, and documenting “as-is” conditions (including offsite utilities from which connections are to be made).
