Description

The owner has selected a Construction Manager. The Heritage Project will fully renovate and restore historic University Hall and Villard Hall, by eliminating deferred maintenance and creating sustainable, innovative, and flexible departmental teaching and classroom spaces that support current mathematics, theater and film study pedagogies. University and Villard Halls are the two founding buildings of the University of Oregon. Together, along with the surrounding grounds, the buildings are designated a National Historic Landmark site. Meet requirement of achieving LEED Gold level certification. The total Project budget is $79.55M. The Project is funded by state bonds and UO funds. The budget includes direct construction for surge and project renovation efforts (surge and displaced uses pre-construction and construction services are not part of CM/GC contract), and furniture and equipment procurement. There is no additional funding available. The anticipated GMP range for the Project is between $45M and $50M proportioned between the two building renovations and the exterior land improvements between the buildings. Acceptance or rejection of the final construction documents phase construction cost estimate will constitute completion of Preconstruction Phase Services. If Construction Phase Services are added to the CM/GC Contract through authorization of Early Work or acceptance of a GMP, an amendment to the GM/GC Contract will be executed. If an amendment is executed, a 100% payment bond and a 100% performance bond for the completion of the Work under an Early Work Amendment, or GMP Amendment, as applicable will be required. See Appendices F and G for sample bond forms The Project schedule anticipates a 15-month design process followed by an 18-month Project construction period. The university is requesting firms capable of managing pre-construction services for two simultaneous building design processes and concurrent construction services for two adjacent, historically significant buildings situated on a tight, historically significant campus site. An early demolition bid package is anticipated to overlap the end of the design period with projected demolition start to correspond with projected building vacations at the end of June 2023. The primary construction bid package is anticipated to be released for permit and bidding July 2023, with construction completion January 2025. CM/GC selection/contract anticipated June 2022 Programming & Conceptual Design May 2022 - August 2022 Design September 2022 - June 2023 Bidding/Permitting July 2023 - August 2023 Early Construction Package July 2023 Construction Completion January 2025 Owner reserves the right to negotiate these rates prior to the execution of the contract.
